The stages of selling a house
Before selling, ensure you’re 100% sure about selling your property. There are a number of things to thoroughly take into consideration, such as:

Shall I renovate instead?

Step one: contact your mortgage lender
Find out what your outstanding mortgage is and discuss if there are any penalties you may have to pay for opting out early.
Step two: establish your budget
Determine whether you’ll be able to borrow enough money for the mortgage of a new house, and work out the costs of selling. Don’t forget to include estate agent fees and legal costs. Compare the rates of various estate agents and how well they perform to find the right one for you.
Step three: think about the price
To help you figure out how much money you’d like for your house, your estate agent may offer to help with the evaluation of the value. You could also have a look online and see what similar houses in the area are going for, as well as viewing these properties in person to check the condition and size.
People tend to put in offers below the asking price, so it’s worth going a bit higher than the price you’d like to receive.
Step four: create your listing
A good listing is imperative. Many people base their main impressions of your house on your listing, as it’s the first thing they seen when looking for a new home. Ensure your house looks homely and warm by cleaning up, putting out flowers and clean bedding, before having professional, good quality images taken.
Think of everything you’d look for in a house listing, and make sure yours has it all. Include ground plans, renovation information, and specific measurements.
Step five: start the viewings
As with the listing, you want to make sure your house looks as welcoming as possible. Make sure everything is clean and tidy, put out a diffuser to create a nice smell, and arrange furniture to make it look as spacious as possible.
