Whether you’re selling or buying, the rules and processes of conveyancing can seem confusing. We want to make sure you understand all aspects, so we’ve compiled a guide to let you know what to expect.

Trying to complete each step of the conveyancing process by yourself can be time-consuming and complicated, but working with a solicitor will mean you won’t have to worry about the majority of the process, and we will guide you through the steps you are involved in.

We will explain every aspect of your quote to you, so you are never left with any confusion about where your money is going. We will cover everything from Stamp Duty Land Tax to land registry fees. Accepting the quote

You’ll need to provide some documents to us once you’ve accepted the quote, such as your proof of identity, proof of address, and a Memorandum of Sale, which your estate agent will provide you with.

If you are selling, we will also need to see the property information form, and if you’re buying, we’ll need the details of your funding and documents of where this has come from. You can use bank statements for this.

Pre-conveyancing work

Once your documents have been approved, we can get to work completing the conveyancing preparations for you.

If you are selling, this includes:

  • Organising land registry documents

  • Drafting a contract

  • Requesting a redemption statement 

  • Answering legal questions from buyer’s conveyancer

  • Requesting leasehold information (if required)

If you are buying, this includes:

  • Organising property searches

  • Thoroughly checking the contract package

  • Investigating the title

  • Checking your mortgage offer

  • Asking legal questions to the seller’s conveyancer

  • Preparing the transfer deed

You’ll have to sign certain documents throughout the conveyancing process, but we will guide you through every document and answer any queries you might have. You’ll never be left in the dark about anything, as we want you to feel secure and happy with your property transaction.

Completion date

After the completion date of the sale or purchase, we will settle any estate agent fees and return any sale proceeds to you. We will also sort out your stamp duty land tax and apply to the land registry.
